裝修清拆
很多人都以為清拆工程只是請清拆公司把全屋的大型家俬拆走即可﹐其實整個清拆工程都需要屋主參與﹐當中有很多細節需要注意﹐例如：屋主需要與清拆公司溝通清楚家俬的去留、喉管的處理部分﹐以及圖則規劃等等﹐雙方應盡早事先釐清這些情況， 以免日後出現爭拗！究竟家居清拆流程是怎樣的？清拆如何收費？有哪些地方屋主一定要注意？
第一步：清拆前須提供圖則 主力牆不可作任何更改
由於單位間隔或會有變動﹐屋主必須向清拆公司提供單位圖則！如果不小心改動了結構牆﹐裝修完工後與原本的圖則有出入﹐有機會被香港房屋委員會或房屋署「釘契*」﹐影響日後買賣或放租。而「解封」屋契程序亦非常繁複﹐必須還原結構牆﹐並請結構工程師檢驗〕以確保還原程度達到標準！即使拆了主力牆未必有即時倒塌的危機。
* 釘契 ：物業／業主因觸犯法律，或有未處理好的法律訴訟，以致問題被記錄在土地註冊處。
第二步：屋內、屋外做好保護工程
清拆時難免會造成一定程度上的損毀、刮花﹐所以在清拆工程開始之前﹐屋主需要自行處理要保留的家俬﹐可以先將能夠家俬搬去其他地方﹐若有些家俬不能移走﹐例如：嵌入式衣櫃、冷氣機、大門等等﹐必須與清拆公司商討清楚﹐會否幫家俬做保護工程以及額外收費。
另外﹐屋主亦要確保清拆公司為大廈公契內的公用地方做好保護工程﹐若果清拆時造成任何損毀﹐大廈管理處有機會向你追討索償﹐建議大家在清拆前在單位外的走廊、升降機拍照為證﹐以保障自身利益！
第三步：全清拆建議更換所有喉管
全屋清拆大多數連喉管更換服務﹐包括來去水喉、電燈、煤氣喉、石油氣喉等﹐由於需要全屋清拆表示單位已經使用一段長時間﹐而電線的使用壽命為十年左右﹐水喉用久會有銅銹﹐來去水喉亦會藏污跡、阻塞去水位﹐所以一般清拆公司會建議全屋更換喉管。
清拆工程需要向屋苑申請嗎？
家居清拆並不需要預先向屋苑申請﹐只要在法定時間內進行清拆便不屬違法﹐根據《噪音管理條例》(第400章) 不得在晚上7時至翌日上午7時﹐進行撞擊式打樁工程﹐准許裝修時間為平日早上7時至晚上7時，不包括公眾假期及星期日。而有些較嚴謹的屋苑或會有特定的裝修時間﹐例如個別高尚住宅或私人屋苑的裝修時間為上午9時至下午5點﹐只限星期一至五。雖然家居清拆並不用向屋苑申請﹐但還是在工程開始前先向管理處詢問清楚！
為了讓各位業主在其他裝修流程更順利進行﹐請記得在清拆工程開始前﹐多與清拆公司、大廈管理處溝通﹐免得日後出現爭執﹐同時亦要為單位內需要保留的家俬做好保護工程！
清拆工程如何收費？
首先﹐清拆工程會以單位的呎數進行收費﹐此呎數包括地板、天花及牆身﹐任何需要用到清拆服務的位置亦會收費。另外﹐假設清拆公司拆了木地板發現下面還有一層磁磚﹐清拆公司會先詢問屋主需不需要拆走﹐他們有權收取額外的費用。
除此之外﹐如果單位內有很多大型家俬垃圾﹐清拆公司亦會收取額外費用﹐而大型家俬垃圾可分為惰性廢料及非惰性廢料﹐當中可能會有一倍的收費差距！惰性廢料是指可用作填海用途的廢料﹐包括英泥、沙、石頭、石屎及磚頭等﹐所以收費會比非惰性廢料便宜﹐而非惰性廢料指木頭、紙及發泡膠等﹐一般會當垃圾廢料清理﹐收費則較高！
整個清拆工程為期多久？
不同單位呎數需要的清拆時間亦不一樣﹐以300呎及500呎的單位為例﹐一般需要約一星期做清拆。以1000呎為例﹐一般需要約兩星期做清拆。以上的推算只供參考﹐清拆工程的時間亦會因應單位內需棄置家俬的多寡而有所不同。
The term “Dismantling” means to carefully take apart one or more parts of a building or structure without damaging the other parts.
The term ‘Demolition’ on the other hand implies breaking up.
The work may comprise dismantling/demolishing whole or part of work including all relevant items consisting of but not limited to stone work.
The work should generally be performed in reverse order of the one in which the structure was constructed.
Necessary propping, shoring and or under pinning shall be provided to ensure the safety of the adjoining work or property before dismantling.
The contractor shall maintain/ disconnect existing services, whether temporary or permanent.
No demolition work should be carried out at night especially when the building or structure to be demolished is in an inhabited area.
Screens shall be placed where necessary to prevent injuries due to falling pieces. Water may be used to reduce dust while tearing down plaster from brick work.
Safety belts shall be used by labourers while working at higher level to prevent falling from the structure.
First-aid equipment shall be got available at all demolition works of any magnitude.
Full time supervision should be given by experienced persons fully conversant in the type of work to ensure that the structure is stable at all times.
Dead loads as much as possible may be removed provided it does not interfere with the stability of the main arch rings but it should be noted that the load-carrying capacity of many old arches relies on the filling between the spandrels.
